What causes building settlement in Dammam and how is it investigated?

What engineers investigate when they suspect differential settlement in Dammam, with a documented example from a HAMAT residential villa project.

What is differential settlement?

Differential settlement occurs when parts of a building move vertically by different amounts. A property owner may notice a change in floor levels or recurring cracks where elements meet. An engineer uses the signs and foundation drawings to identify suitable measuring points.

How is the cause investigated at the property?

An engineer reviews events that took place before the signs appeared. Possible factors include variable ground layers, fill depth and compaction, water leaks, or nearby excavation and dewatering. These are considered alongside the property records and site observations. Level measurements, movement monitoring or ground investigation may help narrow down the cause.

An example from HAMAT’s work in Dammam

At a residential villa in Dammam in 2025, HAMAT’s work included settlement-related measurements, technical restoration and soil grouting. This case describes the work undertaken at that villa. An assessment of another property begins with its own records, measurements and site conditions.
